When a seller or buyer of real estate considers a realtor it is important to consider all the facts. Selling and buying real estate is a major financial transaction and for most people it is their most significant asset.

Suncoast realtor selection affords many choices. One may consider a Prudential realtor or a C-21 realtor, that is a Century 21 realtor. A Coldwell Banker realtor is another option as are ReMax realtor or ERA realtor.

Only an Independent realtor can work for you without rigid rules that interfere with the professional relationship. Corporate rules and fees restrict agents of Prudential Real Estate, Century 21 Real Estate (C-21), Coldwell Banker Real Estate and ERA Real Estate from the ability to be flexible in negotiating commission. Furthermore, additional fees, called Transaction Fees, can add many hundred dollars, in some cases over $1,000, to the cost of a property.

Franchise fees, charged by the parent corporations, also add to the cost of sales and this cost is passed down to you when buying and selling real estate. Franchise fees can run 6, 8, 10 percent of the commission and maybe more. When your Suncoasteam was affiliated with Prudential Real Estate, the franchise fee attached to each sale was 6% of the commission. In addition, the franchisee levied an additional $175.00 “Transaction Fee” to each the buyer and seller of real estate. Your Suncoasteam objected to these high fees, paid them for their customers, and eventually became Independent Real Estate Brokers.

An Independent Real Estate Broker does not have to pay these high franchise fees. They work directly with you, in your best interest, to negotiate a good deal. An Independent Suncoasteam Real Estate Broker does not “Pile on” additional fees. Our fees are paid as a share of the seller’s commission with no fees added.

We belong to the Port Charlotte MLS, Punta Gorda MLS, Northport MLS, and the Englewood MLS. The Englewood MLS has a cooperation agreement with the Venice MLS. This gives our customers the ability to view listings as far away as Sarasota, Florida. In addition, We are members of the Fort Myers MLS. The Fort Myers MLS cooperates with the Bonita Springs MLS and the Naples MLS to bring you listings from all over Lee and Collier Counties.
